Why choose us

Engineering judgement, not a checklist

Most inspectors work from a form. A structural engineer reads the building — how it was put together, where load actually travels, and which cracks matter.

We carry out no repairs and take no referral fees from contractors. There is nothing to gain by inflating a finding, and nothing to lose by reporting one.

  • Your report arrives within 24 hours, not in three days
  • Written in plain language, with photographs on every finding
  • Structural conditions observed by a licensed engineer
  • You are welcome to walk the property with us throughout

A home inspection is a visual, non-invasive assessment of the areas that can be safely reached on the day. Where a finding warrants formal structural analysis, that is a separate engineering service and is quoted on its own.

Areas we serve

Across the Greater Toronto Area

Housing stock changes considerably across the region. A 1920s semi in the west end and a 2021 build in Brampton fail in entirely different ways, and the inspection accounts for that.

Found moisture behind a finished basement wall that nobody else picked up. We used it to renegotiate before closing.

Frequently asked questions

Questions buyers ask before booking

How long does a home inspection take?
Two to three hours for a typical detached home. Older or larger properties take longer, and a condominium unit is usually closer to ninety minutes because the scope is narrower.
When will I get the report?
Within 24 hours of the inspection. Every finding is photographed and ranked, so a cracked outlet cover is never sitting in the same list as an active roof leak.
Should I attend the inspection?
Yes, if you possibly can. Reading that a furnace is near the end of its service life is very different from standing next to it while someone explains why. Arriving for the last hour and walking the findings gets most of the value.
What does the inspection cover?
The roof and its drainage, the exterior envelope and grading, the structure as far as it is visible, the electrical system, plumbing supply and drainage, heating and cooling equipment, the attic, and interior finishes.
Does a structural engineer inspect differently?
The scope is the same as any professional home inspection, but structural conditions are observed by someone who designs them for a living. Where something warrants a formal engineering assessment, you will be told plainly — that is a separate service, not part of a standard inspection.
How much does an inspection cost?
Price depends on size, age and property type, and you are always quoted before anything is booked. Nothing is added afterwards. Call for a firm number.
Do you inspect new construction?
Yes. Pre-delivery, 30-day and year-end inspections are all available, written in a form you can attach directly to a Tarion warranty submission.
How soon can you inspect?
Most inspections are scheduled within two to three days. If your condition deadline is tight, call and say the date — you will be told straight away whether it is possible.
