What this covers

This is the inspection most buyers need. Every accessible system is examined and documented, and each finding is photographed and ranked so you know what is a bargaining point and what is a reason to walk away.

Condition periods in this market are short. The report is delivered the next morning so you still have time to act on it.

  • Typically 2.5 to 3 hours on site
  • Written report within 24 hours
  • Photographs on every finding
  • Repair priorities you can act on
  • You are welcome to attend

How it works

Three steps, no surprises in between

1

Book

Same-day reply

Call or send the booking form. Most inspections are scheduled within two to three days, sooner when a condition deadline is tight.

2

Inspect

On site with you

The property is examined in full. You are welcome to come along and ask questions as we go.

3

Report

Within 24 hours

A written, photographed report with repair priorities set out in plain language.

Timing

When to book it

As soon as your offer is accepted, and ideally before the condition period starts running. Two to three hours on site for a typical detached home, longer for older or larger properties.

Come along if you can. An hour walking the house with the inspector is worth more than any document.

Book your inspection today

Call to talk it through first, or send the booking form and you will have a confirmed price and date, usually the same day.
