What this covers

A new home is not a finished home. Tarion provides specific windows for reporting defects, and once a window closes the builder is no longer obliged to act on them.

Each inspection is timed to those deadlines, and findings are written in a form that can be attached directly to a warranty submission.

  • Pre-Delivery Inspection before closing
  • 30-day form covering the first month
  • Year-end form before the anniversary
  • Findings mapped to Tarion categories
  • Photographs dated for the record
What we inspect

Each area examined and documented

Pre-Delivery Inspection

Walked with you before closing, documenting condition on the day of handover.

30-day submission

Everything that emerges once the home is lived in, captured inside the window.

Year-end submission

The final and most important opportunity for most warranty items.

Grading and drainage

Lot settlement around new foundations, the most common new-build finding.

HVAC balancing

Whether each zone actually performs as designed across every floor.

Incomplete builder items

Work left unfinished at handover, documented while still covered.

How it works

Three steps, no surprises in between

1

Book

Same-day reply

Call or send the booking form. Most inspections are scheduled within two to three days, sooner when a condition deadline is tight.

2

Inspect

On site with you

The property is examined in full. You are welcome to come along and ask questions as we go.

3

Report

Within 24 hours

A written, photographed report with repair priorities set out in plain language.

Timing

Why the dates matter

Tarion warranty windows are fixed and unforgiving. The year-end form in particular closes on an anniversary date, and a defect reported the week after is a defect you now own.

Book two to three weeks before the deadline so there is time to write it up properly.

Book your inspection today

Call to talk it through first, or send the booking form and you will have a confirmed price and date, usually the same day.
