What we inspect

Every accessible system, documented

An inspection covers the roof and its drainage, the exterior envelope and grading, the structure as far as it is visible, the electrical system from the service entrance to the outlets, plumbing supply and drainage, heating and cooling equipment, the attic, and interior finishes.

Each finding is photographed and ranked, so a cracked outlet cover never sits in the same list as an active roof leak.

  • Written report within 24 hours
  • Photographs on every finding
  • Repair priorities in plain language
  • You are welcome to attend throughout

Choosing the right inspection

If your situation is not here, call and describe the property. Nothing is quoted before it is understood.

Which inspection do I need?
Tell us the property and where you are in the process. Buying with conditions is a pre-purchase inspection, selling is pre-listing, and a new build runs on its own Tarion timeline. If it is not obvious, call and describe it — it usually takes about two minutes to settle.
What is a Tarion inspection, and when is it due?
Tarion is Ontario’s new home warranty. Three moments matter: the pre-delivery inspection before you take the keys, the 30-day list, and the year-end list. Each has a filing deadline, and a written inspection report is what makes those lists credible.
Do you inspect condominium units?
Yes. A condo inspection concentrates on what is genuinely yours to maintain — the interior, the fixtures and the in-suite mechanical equipment — rather than the building envelope the corporation looks after. It is usually closer to ninety minutes.
Do you inspect commercial buildings?
Light commercial property across the GTA, yes. Retail units, small offices and mixed-use buildings are assessed with the same engineering rigour as a house. Call with the address and the approximate square footage for a quote.
Can I book a reinspection after repairs?
Yes. A reinspection is written confirmation that the repairs you negotiated were completed, and completed properly. Most buyers book it in the few days before closing.
Which parts of the GTA do you cover?
Toronto, Peel, York, Durham and Halton — 25 municipalities in all. If the property sits near the edge of that, call and ask rather than assuming.
